This building services independent grocery stores on Vancouver Island and the Gulf Islands. As Coldstar's primary location, distribution impacts on the environment are reduced. The construction is highly energy-efficient, consisting of insulated tilt-up concrete panels with a steel inner structure.

To contrast the sheer size of the warehouse portion of the building, as well as to accent the main entrance and administration area, a strong architectural feature was incorporated at the south end as an accent facing the highway intersection.
